INVESTORS WANTED 28% RETURN OVER 12 MONTHS

 

Funds required to purchase and renovate a property in Wolverhampton.

 

I have been offered a substantial long stay bed and breakfast in poor condition. Purchase price negotiable between £200k- £300k, estimated cost of renovation £60k. Estimated MV on completion of renovation and fully let £600k.

 

I have already been offered £60k and need another £200k-£300k (depending on purchase price). Because of the difficulty of raising finance I need other investors who are prepared to invest for as long as it takes to renovate, let and arrange finance which I predict will take 12 months and then investors will be repaid. Assuming 60% LTV loans are available and purchase price of £250k then this would give a 16% return on capital invested plus estimated 12% return in the first 12 months from the rental income i.e. a total return of 28% over 12 months. The rental income should increase after the first 12 months to about a  15% return should it take longer to re-mortgage.
